Outdoor Living in Mallorca 2027: Best Practices for the South, East and Interior

A pergola, deck or fence that lasts in Mallorca is designed for its exact location first and its look second. A villa in Cala d’Or faces salt spray and easterly storms. A finca in Sineu faces hotter summer afternoons and cooler nights. The same structure will age very differently in those two places.

For a project planned in 2027, five practices make the biggest difference:

  1. Match the material to the exposure. Within roughly 5 km of the sea, choose aluminium with a coastal-grade coating or a dense hardwood such as FSC-certified IPE. Inland, AITIM-certified treated pine becomes a sound, lower-cost option.
  2. Design for the dominant wind, not the average day. Fixings, post sizes and louvre systems must handle the strongest gusts your plot receives.
  3. Plan drainage before finishes. October is Mallorca’s wettest month, so a deck or patio must shed autumn downpours.
  4. Check the land status early. Rural land (suelo rústico) and the coastal protection strip have stricter rules than an urban plot.
  5. Book the site visit in autumn or winter. Installation then lands before the summer season, when outdoor space matters most.

The rest of this guide explains each point, area by area, with the locations where these projects work best, including towns most guides skip: Llucmajor, Campos, Colònia de Sant Jordi, Santanyí, Cala d’Or, Porto Cristo, Capdepera, Montuïri, Algaida and Sineu.

This guide is written by the team at FIJI Patio Design, an outdoor-structure specialist based in Andratx that installs pergolas, terraces, pool decks and fencing across Mallorca.

How Mallorca’s climate zones change the design

Mallorca has one Mediterranean climate but several distinct exposures, and each one stresses outdoor structures differently. The Serra de Tramuntana shelters the south and east from the northerly wind and much of the rain. The central plain (Es Pla) has the island’s widest gap between afternoon highs and night-time lows (Mallorca.com climate overview, based on AEMET 1991–2020 normals).

Two figures frame the design brief. Palma averages 438 mm of rain a year over 54 rain days, and October alone brings about 67 mm (AEMET 1991–2020 normals via Mallorca.com). Most of the year is dry, so the structure must cope with long sun exposure and a few short, heavy storms.

What “coastal-grade” means. Qualicoat is the European quality label for coatings on aluminium. Its optional Seaside class adds a deeper pre-treatment etch, which is recommended for exposed sites such as within about 5 km of a coastline (Glass Times, on the Qualicoat Seaside licence). Ask any supplier in the south or east which class their profiles carry.

Conclusion for this section: distance to the sea and the direction of the strongest wind matter more than the town name. Two plots in the same municipality, one on the cliff and one 3 km inland, can need different materials.

Where these projects work in Mallorca: a town-by-town guide | Fiji Patio Design

Pergolas, decks and fences suit every part of Mallorca, but the right specification changes by town. The notes below describe typical properties and the best-fit project in each area. They are general guidance, so a site visit is still needed for any specific plot.

Llucmajor (S’Arenal, Badia Gran, Cala Pi, inland villas)

Llucmajor is one of Mallorca’s largest municipalities and spans two very different settings. Coastal estates around Badia Gran and Cala Pi sit on exposed cliff tops, where aluminium pergolas with a coastal-grade coating and well-anchored privacy screens perform best. Inland plots behave like the central plain, so a timber pergola for afternoon shade is often the priority.

Campos (Sa Ràpita, Ses Covetes, inland fincas)

Campos combines flat farmland with a coastline near the Es Trenc beaches and salt flats. Homes near Sa Ràpita need materials that tolerate salt and fine sand blown in from the shore. On inland fincas, a pool deck in IPE stays more comfortable underfoot than stone during summer afternoons.

Colònia de Sant Jordi (Ses Salines)

Colònia de Sant Jordi is a low-rise coastal village with many holiday homes close to the water. Owners are often away for weeks, so low-maintenance aluminium structures and bioclimatic pergolas that close in a storm make the most sense. Ventilated deck frames prevent moisture from staying under the boards.

Santanyí (Cala Figuera, Cala Llombards, Cala Santanyí)

Santanyí is known for its golden local sandstone, and many houses already use it on façades and walls. A custom pergola with timber beams over stone-clad pillars fits this architecture better than a catalogue kit. Plots near the coves and the Mondragó natural park also need an early check of protected-area rules.

Cala d’Or

Cala d’Or is a resort area of white-walled villas and apartments around a marina, mostly within Santanyí municipality. Terraces here are often compact, so combined projects work well: a wooden terrace and a pergola designed together, with one structure and one drainage plan. Easterly storms make fully closing louvres worth the extra cost.

Porto Cristo (Manacor)

Porto Cristo is a port town on the east coast, with family homes set back from the harbour and villas on the surrounding hills. Wind exposure varies a lot between the sheltered inlet and the open headlands. Fences with horizontal slats block views without catching the full force of the wind like a solid wall would.

Capdepera (Cala Ratjada, Font de sa Cala, Canyamel)

Capdepera sits at the north-east tip of Mallorca and takes the brunt of easterly and north-easterly weather. Structures here need wind-rated posts, stainless or coated fixings and roofs without loose fabric. Aluminium with a coastal-grade finish is usually the safest choice for second homes.

Montuïri

Montuïri is a hilltop village in the central plain, surrounded by almond and carob orchards. Rural houses here benefit most from deep shade on the south-west side, where afternoon heat peaks. Treated pine certified by AITIM is a cost-effective option because there is no salt air to accelerate wear.

Algaida

Algaida lies on the main road between Palma and Manacor, with many restored country houses and newer family homes. Outdoor kitchens and dining pergolas are popular because summer evenings outdoors are long. Plots classified as rural land need a permit check before any design work begins.

Sineu

Sineu is a historic market town in the heart of Es Pla, where summer afternoons are among the hottest on the island. Shade orientation is the key decision: a pergola that shades the terrace at 5 pm matters more than one that looks good at noon. Fences around rural plots often have to respect traditional dry-stone walls.

Andratx, Calvià, Palma, Sóller and the south-west

The south-west is FIJI Patio Design’s home area and is covered in detail across the blog. For hiring advice that applies anywhere on the island, see 12 things to check before you hire a patio and deck contractor.

Best practices by project type | Coastal-Grade Coatings

Planning a deck or pergola? Map out coastal-grade aluminium, wind ratings, and rural land rules from Llucmajor to Capdepera. Each outdoor structure has its own failure points in Mallorca’s climate. The practices below come from FIJI Patio Design’s installation experience; links lead to the service page or the detailed guide for each topic.

Pergolas: choose the roof for how the space is used

The roof type decides how a pergola performs more than the frame does. Open timber beams give dappled shade and suit summer-only terraces. A bioclimatic pergola has aluminium louvres that rotate to let in air or close against rain, which suits terraces used from spring to late autumn.

  • Orient the beams so they block the sun at the hour you actually sit outside, usually late afternoon.
  • On coasts in the south and east, choose closing louvres or fixed beams over fabric awnings, which suffer most in strong gusts.
  • Compare both roof types in Bioclimatic vs. Wooden Pergolas, then see pergolas and shade structures.

Decks and terraces: the frame underneath decides the lifespan

A timber deck usually fails from trapped moisture underneath before the boards wear out. Good practice is a raised, ventilated substructure, hidden fixings and gaps between boards sized for the sun exposure.

Pool decks: comfort and drainage first

A pool deck must stay walkable barefoot at 4 pm in August and dry quickly after swimming. Dense hardwood heats up less than many stone or dark composite surfaces, and board gaps let splash water drain straight through.

Fences and privacy screens: block the view, not the wind

A privacy screen with horizontal slats blocks sightlines from neighbours while letting light and air through. It also catches less wind than a solid panel, which reduces the load on posts and footings.

Aluminium structures: specify the coating, not just the colour

Lacquered aluminium is the lowest-maintenance option for holiday homes. FIJI Patio Design uses Qualicoat-certified aluminium with a 15-year coating guarantee. The coating class and stainless fixings matter more than the colour chart. See aluminium structures.

Outdoor kitchens and custom elements

Outdoor kitchens, built-in seating and planters work best when designed with the pergola and deck as one project. Levels, drainage and lighting are then coordinated from the start, instead of being patched together later. See custom outdoor projects.

Permits: check before you design

Permit rules in Mallorca are set by each town hall, and stricter rules apply on rural land and near the coast. Under the Spanish Coastal Law (Ley de Costas, art. 23), a protection strip runs 100 m inland from the shore, reduced to 20 m in some urban areas (Ley 22/1988, consolidated text). The Spanish-language guide to aluminium pergolas and permits explains prior notice versus a full licence.

A realistic 2027 timeline | Fiji Patio Design

FIJI Patio Design sends a detailed proposal within 5 working days of the site visit, and most installations take 1 to 3 weeks on site. Allowing for approvals, materials and scheduling, plan on about 5 to 7 weeks from first contact to handover.

  1. October 2026 to January 2027: site visit, design and quote.
  2. January to March 2027: permits where needed, materials ordered.
  3. March to May 2027: installation, before the summer season.
  4. From handover: annual check-ups through Lifetime Aftercare.

Common mistakes outside the south-west

Most failures in south, east and central Mallorca come from copying a design that works elsewhere.

  • Using an inland specification on the coast. Standard fixings and uncoated steel brackets corrode quickly in salt air.
  • Fabric awnings on exposed headlands. In Capdepera or on Llucmajor’s cliffs, a single storm can tear them loose.
  • Ignoring the afternoon sun inland. In Sineu or Algaida, a pergola oriented for midday shade leaves the terrace exposed when it is actually used.
  • Designing before checking land status. On rural land, the permit question can change the whole project.
  • Hiring for distance alone. A nearby installer is useful, but site experience and aftercare matter more. FIJI Patio Design includes travel in its quotes for projects anywhere on the island.

Frequently asked questions

Does FIJI Patio Design work in the south and east of Mallorca? Yes. The company is based in Andratx and installs across the whole island, including Llucmajor, Campos, Santanyí, Cala d’Or, Porto Cristo, Capdepera and the central plain. Travel costs are included in the quote.

Is aluminium or wood better for a holiday home near the coast? Aluminium with a Qualicoat coating needs the least maintenance and suits homes left empty for weeks. Dense hardwood such as IPE is the better choice when warmth and a natural look matter more than zero upkeep.

When should I book to have a pergola ready for summer 2027? Book a site visit between October 2026 and January 2027. That leaves time for design, any permits and installation by May.

Do inland fincas need different materials from coastal villas? Usually yes. Without salt air, AITIM-certified treated pine is a durable, lower-cost option inland, while the coast generally calls for IPE or coated aluminium.
